Business Development Manager
Salary: ₹60,000 – ₹80,000 per month (fixed) + attractive success incentive on every signed development
agreement
Experience: Minimum 5 years in real estate development / redevelopment business development
Location: Lower Parel, Mumbai (on-site; field visits across Mumbai)
About the role
India Homes Limited is a Mumbai real estate company focused on housing society redevelopment. We are
looking for a Business Development Manager who can take a society lead from first meeting to a signed
Development Agreement. You will be the face of the company to housing societies, tenants, architects and
PMCs — the critical link between our internal strategy and the people we build for.
What you will do
• Sourcing: Identify and originate redevelopment opportunities — societies considering
redevelopment, cessed buildings, dilapidated structures — through your own network, PMC/architect
relationships, and on-ground outreach.
• Conversion: Convert society leads into signed Development Agreements. Own the pipeline from first
contact to appointment of developer.
• Negotiation: Pitch redevelopment proposals to society committees and general body meetings;
negotiate commercial terms (area entitlements, corpus, rent, timelines) alongside management.
• Liaison: Coordinate with architects, Project Management Consultants (PMCs), society committees
and tenants through the tender/appointment process.
• Feasibility: Work with architects to evaluate feasibility reports, plot potential, building plans and
applicable development regulations (DCPR 2034, Reg 33(7)/33(9)/33(11), FSI/TDR).
• Relationship management: Build trust with society members and tenants; drive consensus so
projects move smoothly from resolution to vacation of premises.
• Reporting: Maintain a live pipeline tracker and report weekly to management on leads, meetings and
conversion status.
What we are looking for
• 5+ years of proven business development experience in Mumbai real estate, with direct exposure to
society redevelopment (developer side or PMC side).
• A track record you can point to: societies pitched, general body meetings addressed, Development
Agreements closed.
• Existing relationships with PMCs, architects and society consultants in Mumbai.
• Excellent negotiation, presentation and conflict-resolution skills; comfortable addressing a hall of 100
society members.
• Working knowledge of Mumbai redevelopment policy and approval processes (DCPR 2034,
MHADA/SRA/cessed building framework, RERA basics, society appointment process under Section
79A directives).
• Fluent Hindi and English; Marathi strongly preferred (most society negotiations happen in Marathi).
• Willing to travel across Mumbai and attend society meetings on evenings/weekends when needed.
